Submitting Plans to the Board


BEFORE YOU SUBMIT PLANS

Before submitting plans, be sure to check with the Canton Township to be sure that your plans meet Canton code.  Obviously, the board can not approve any plans that are in violation of Canton code.  It is the responsibility of the homeowner, and not the Architecture committee, to design plans to code.

Also, be sure to read the LSHA Homeowners Restrictions before you submit plans.  


WHY DO I HAVE TO SUBMIT PLANS?
Please refer to the LSHA Restrictions (deed restrictions which were on file at the time you purchased your house).  The purpose of the restrictions "is to cause the platted lands to develop into a beautiful, harmonious, private, residential section..."  We are trying to maintain the property value, as well as the look and feel of the neighborhood.

WHO SHOULD SUBMIT PLANS?
Our homeowners restrictions state that "No building or other structure shall be constructed, erected or maintained, nor shall any addition, change or alteration to any structure be made (except interior alterations), until plans and specifications prepared by a competent architect showing the nature, kind, shape, elevation, façade, height, materials, color scheme, location on lot, proposed grading and drainage, and the approximate cost of such structure has been submitted to and approved in writing by the [LSHA], and a copy of said plans and specifications as finally approved shall be kept permanently on file with [LSHA]."  This means that any homeowner who wishes to make changes must submit plans to the board.  

WHEN SHOULD I SUBMIT PLANS?
You should submit your plans to the LSHA Architecture Committee several weeks before you begin work, break ground, construct, or modify in any way.  We will respond to your request in a timely manner.  After receiving the approval of the architecture committee,  you will proceed with the confidence that there will not be a dispute about your modification.  

HOW DO I SUBMIT PLANS? 
You must submit plans in writing for the approval of the board.  You may email plans to the board (include any drawings as attachments) or submit via U.S. mail to LSHA Architecture Committee, P.O. Box 87823, Canton, MI 48187.  Alternatively, you may contact the architecture chair to arrange a time to drop off and/or discuss your plans.  Be sure to include your address, phone number, and the best time to reach you.  

HOW WILL I KNOW WHEN MY REQUEST HAS BEEN APPROVED?
You will receive confirmation in writing from the board after your request has been approved by the architecture committee.  The board minutes will also reflect the board's approval.
